| Our friendly, qualified staff can make the home buying and financing process for your new home EASY! Just follow these five simple steps: | |||||||||||||

1. INITIAL VISIT Your sales person or one of our on site loan officers can counsel you on financing with a brief pre-qualification interview. To expedite the process, you may also fill out the enclosed "Authorization Form." This confidential information is then faxed to our lender for a FREE pre-approval. Most lenders will charge a $50 fee for this service. We have a number of financing programs available to suit your individual needs, including FHA, VA, Conventional, Specialty and No Money Down Programs.
2. BUILDING AGREEMENT Upon prequalification, your salesperson will execute a building agreement that is subject to a written loan commitment. The building agreement will hold your lot, the prices of the custom options and model of your choice with an earnest money deposit of $500 for up to 30 days.
3. LOAN APPLICATION Once you have selected your custom home site and options, make an appointment with one of our preferred lenders to make your formal loan application. |
4. COLOR SELECTIONS Within 2 to 3 weeks of your loan application, the lender should be able to give us a written loan approval. Upon written loan approval, we will set an appointment for the color selections for your new home. At this time, the balance of the non-refundable 3%-10% deposit is due to start construction, depending on your loan program and financing needs. Any changes that need to be made during color selections can be added to the contract or paid for outside of contract BEFORE construction begins. If you have an existing home to sell and you wish to start construction while you are selling, a minimum non-refundable deposit of 5% will be required to start construction. 5.BEGIN CONSTRUCTION ON YOUR NEW HOME. Once construction begins, our average build time is on or before 150 days from the date the foundation is poured. |
